Every buyer comparing Scottsdale neighborhoods eventually lands on the same number for McCormick Ranch, and it is almost always the wrong number to plan against. The portals show a median. The median moves month to month by a hundred thousand dollars. Neither figure tells you what a specific dollar amount will actually buy inside the community.
The reason is not seasonality or noise. It is inventory mix.
McCormick Ranch is not one market with one median. It is three overlapping sub-markets under a single name, and the "median" you see is a monthly weighted average of whichever mix happened to close.
Look at what is currently for sale, not what has sold. Roughly 60% of active McCormick Ranch listings are attached product, meaning townhomes, patio homes, and condominiums, with the remaining 40% detached single-family homes. In practice that split shifts the monthly median hundreds of thousands of dollars depending on which product happens to close in volume.

The most recent public numbers frame the range. Redfin reported a McCormick Ranch median sale of about $1.1M in February 2026, up 29% year over year, with 91 homes sold in a month and average time on market around 60 days. By May 2026 the Movoto list median had settled to $975K at roughly $465 per square foot with a longer 88-day median time on market. Broader Scottsdale for July 2026 showed a single-family median near $968,000, 74% of active listings taking at least one price reduction before going under contract, and sale-to-list at 96.2%.
Read together, these are not conflicting numbers. They are the same market seen through different inventory mixes.

That third row is the one buyers most often misread. A renovated lakefront villa on Lake Margherite and a similarly renovated home three streets in are not comparable properties even if the interior specs and square footage match. The lot is the asset.
The McCormick Ranch greenbelt runs roughly 25 miles of connected walking and biking path across two lakes and multiple parks, and it is the reason a smaller footprint on the path can outprice a larger footprint two blocks away. In Heritage Village II, greenbelt-backing patio homes sell against Sands McCormick townhomes with more square footage and lose on paper while winning on price per foot. On the detached side, Cuernavaca Segundo, marketed as Colonia Encantada, has held asking prices above $1M even for attached patio product because the gated setting, mature massing, and Camelback Lake proximity function as a separate micro-market.
For a buyer running comps from a portal, this is where the exercise breaks. Sorting by square footage or bedroom count inside McCormick Ranch will consistently produce mismatched pairs. Sorting by adjacency, meaning greenbelt frontage, lake edge, fairway lot, or interior street, is the comparison that actually predicts price.
Every McCormick Ranch buyer inherits two layers of governance, and one of those layers only becomes visible during escrow. The layer everyone knows about is the subdivision HOA that manages the pool, the private streets, exterior paint, front landscaping, and reserves. Of the 61 subdivisions inside the community, 48 have active sub-HOAs with their own dues, management companies, and reserve studies.
The layer buyers routinely miss is the master association. The McCormick Ranch Property Owners' Association, or MRPOA, sits above every subdivision and charges:
Those figures are per property, in addition to whatever the subdivision HOA charges monthly. A patio home in a full-service subdivision can carry $400 to $500 a month in sub-HOA dues, then layer the MRPOA assessment and closing fees on top. For a $900,000 attached-product purchase, the closing-time MRPOA line items alone move the buyer's cash to close by more than a full mortgage payment. Anyone shopping McCormick Ranch against Gainey Ranch or Scottsdale Ranch needs to price those closing lines in when comparing, because the neighboring master-planned communities structure their fees differently.
The mechanical implication for sellers is smaller but sharp. The $400 disclosure fee, the two years of HOA financials the sub-HOA will require, and the reserve study on the master association all need to be pulled early. Waiting until the inspection period to request them will slow the transaction and can invite a re-negotiation window that was avoidable.
